Agreement to these terms

These Terms & Conditions (“Terms”) govern your access to the website operated by Lazaj Luxury Lodge (“Lazaj,” “we,” “us,” or “our”) and any reservation or stay at our short-term rental property located in Hocking Hills, Ohio, United States. By accessing the website, submitting an inquiry, or completing a booking, you agree to these Terms. If you do not agree, do not use our website or services.

If you are booking on behalf of a group, you represent that you have authority to bind each guest who will occupy the property to these Terms, including rules of conduct and liability provisions.

The service

We offer marketing information and an online booking flow for short-term lodging at a private lodge. Descriptions, photographs, amenities, and availability on the website are provided in good faith but may change; we do not warrant that all descriptions are error-free at every moment. The rental is a limited, non-exclusive license to occupy the premises for the reserved dates, not a lease or tenancy.

Eligibility

You must be at least 18 years old and legally able to enter a contract to book a stay. You agree to provide accurate, current information during booking and to update us if material details change before check-in.

Booking, confirmation, and contract

A reservation request or payment authorization does not always constitute final acceptance. We may decline or cancel a booking for reasons including fraud prevention, availability errors, failure to meet house rules, or force majeure. When we confirm your reservation (including through a confirmation email or booking number), a binding agreement is formed on the terms presented at checkout and in that confirmation, together with these Terms.

Rates, fees, and taxes

Nightly rates, cleaning fees, the Hocking Hills fee, taxes (including lodging tax where applicable), and other charges are those displayed at checkout at the time you book, unless we notify you of a required correction before final confirmation. You are responsible for all amounts agreed at booking. Applicable state and local lodging or sales taxes may be collected as shown in your quote or receipt.

Payment

Online payments are processed by our third-party payment processor (currently Stripe). You agree to comply with their terms and authorize charges for the total amount shown at booking, including any authorized incidental or damage charges where disclosed in your confirmation or house rules. We do not store your full payment card number on our servers.

Cancellation, changes, and refunds

Cancellation, modification, refund, and rebooking rules depend on the terms shown to you at checkout and in your booking confirmation (including any rate-specific or seasonal policies). Those terms control if they differ from general marketing text on the website. If you need to change or cancel, contact us as soon as possible at lazajluxurylodge@gmail.com. Failure to check in on the scheduled date without required notice may be treated as a cancellation under your confirmation terms.

Check-in, check-out, and access

Check-in and check-out times, access instructions, and door codes (if any) will be communicated before or at arrival. You must vacate by the stated check-out time unless we agree in writing to a late departure. Additional fees may apply for unauthorized late departure or overstays.

Occupancy, guests, pets, and house rules

The maximum number of guests permitted is the limit stated on the website or in your booking (including any stated maximum occupancy for the property). Only registered guests may occupy the premises unless we approve otherwise in writing. You must comply with all posted and provided house rules, local ordinances, noise restrictions, fire safety rules, parking rules, and trash/recycling instructions.

Pets are not permitted. Unauthorized animals or exceeding permitted guest counts may result in additional charges, termination of the stay without refund, or other remedies available under law and these Terms.

Prohibited conduct

You agree not to:

• Use the property for any illegal purpose or in violation of local law
• Hold events, commercial activities, or parties beyond what the reservation permits
• Smoke or vape where prohibited, or use open flames in violation of rules or law
• Disturb neighbors, damage the property or furnishings, or remove items from the home
• Attempt to access off-limits areas or systems (for example, owner storage or utility panels)
• Sublet, assign, or transfer the reservation without our written consent

Damage, cleaning, and charges

You are responsible for damage to the property or its contents caused by you or your guests, ordinary wear and tear excepted. We may charge a reasonable security deposit or place an authorization hold if disclosed at booking, and we may bill for repairs, excessive cleaning, missing items, smoking remediation, or rule violations as permitted by law and your confirmation.

Assumption of risk

Recreational amenities (such as pools, hot tubs, trails, decks, stairs, or fireplaces) involve inherent risks. You and your guests use the property and amenities at your own risk. Supervise children and guests who cannot swim or who have medical conditions affected by heat or altitude. Follow all posted safety instructions.

Disclaimers

To the fullest extent permitted by applicable law, the property and website are provided “as is” and “as available” without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant uninterrupted or error-free website operation.

Limitation of liability

To the fullest extent permitted by applicable law, Lazaj and its owners, managers, and personnel will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for loss of profits, data, or goodwill, arising from your stay, use of the website, or these Terms. Our aggregate liability for claims arising out of or related to your reservation or these Terms will not exceed the total amount you paid to us for the stay giving rise to the claim, except where liability cannot be limited under applicable law (for example, certain personal injury claims caused by gross negligence or willful misconduct, where applicable).

Indemnity

You agree to defend, indemnify, and hold harmless Lazaj and its owners, operators, and personnel from claims, damages, losses, and expenses (including reasonable attorneys’ fees) arising from your or your guests’ use of the property, violation of these Terms, or violation of law—except to the extent caused by our gross negligence or willful misconduct as determined by a court of competent jurisdiction.

Force majeure

We are not liable for failure or delay due to events beyond our reasonable control, including natural disasters, severe weather, pandemics, government orders, utility failures, labor disputes, or travel disruptions. We may cancel or reschedule in such cases; if we cancel due to force majeure, we will work with you in good faith on alternatives or refunds as required by law and the terms of your confirmation.

Governing law and venue

These Terms are governed by the laws of the State of Ohio, without regard to conflict-of-law principles. Subject to applicable law, you agree that exclusive jurisdiction and venue for disputes arising from these Terms or your stay lie in the state or federal courts located in Ohio, and you waive any objection to personal jurisdiction or venue in those courts, except where applicable law requires otherwise.

Electronic communications and records

You consent to receive communications from us electronically (for example, email or messages through our booking tools). You agree that electronic agreements and records satisfy any legal writing requirements to the extent permitted by law.

Severability; entire agreement

If any provision of these Terms is held invalid or unenforceable, the remaining provisions remain in effect. These Terms, together with your booking confirmation and any house rules provided for your stay, constitute the entire agreement regarding the subject matter and supersede prior oral or written understandings on that subject, except as required by law.

Changes

We may update these Terms from time to time. The “Last updated” date at the top of this page will change when we do. Bookings confirmed before a change remain subject to the Terms in effect at confirmation unless we notify you otherwise as required by law.
